For some of you Destin property owners...

...just bought a house in Miramar Beach (Frangista Beach). Wanted one in the area for years. Time finally right.

Never owned resort property before, and I want our place to be something that folks will enjoy and return to. I thought I%26#39;d just ask some of you what you have found to be some good tips to go the extra mile that folks will appreciate and remember.

We%26#39;re installing HDTV%26#39;s and including a beach ';set-up'; with every rental. Kitchen really well stocked, I think. Based on your experience, what are some other things I should be doing?

Is Ocean Reef Resorts a rental management company you%26#39;d recommend?

For some of you Destin property owners...

Lots of times when driving by houses managed by Ocean Reef I notice the ';Animal House'; look, especially during Spring Break...

They might say they are screening renters for ';age';, but from a drive by perspective, I don%26#39;t see the results!

For some of you Destin property owners...

Hmmmm...that%26#39;s bothersome. A better choice would be??? I am open to all suggestions. Rentals is not necessarily our first priority, but we would like to know that it%26#39;s rented to responsible folks when it is rented.

The most obvious ';Big Guys'; are Southern Resorts, Newman-Dailey, Ocean Reef, and Resort Quest, but I would think smaller though....

These guys are all so big, it is hard to get consistent personal service, follow-up, and attention to detail!.........

Maybe some of the other posters%26#39; can help here as well?!?

Have you thought about vrbo. I know most on here rent from the owners.

Yes, I have and am working on such a site, but I%26#39;d also like a local presence to assist with the day-to-day things such as clean-up etc.

Be sure and ask about discounted commission rates for your VRBO referrals, some companies would rather not work with them, but some glady will work with you and give you an incentive to help rent your place!

We use Beach to Bay Home Watch for our daily operations. We do not rent our place so I do not have a idea on that. Before we purchased our place, we rented homes from Ocean Reef and never had any problems. Always professional, but we were on the renter end of the equation.

We are regular Destin snowbirds and cannot emphasize enough the importance of keeping your unit updated and also high speed Internet is very much in demand. Our places have been looked after by a local couple(the Shampines) who operate under the business name ';Kastle Keepers'; They are a small operation with a great reputation. Try contacting them and feel free to tell them the Smiths suggested you do so. Good Luck.
